***Portugal has decided to end its golden visa program for foreign property buyers to address the country’s lack of affordable housing.

When I moved to Lisbon, it was a completely different city than it is today. Buildings were in shambles, tourism was manageable, and prices were low. This has all changed due to Portugal’s popularity. Today, if you go downtown it is packed with tourists. Neighborhoods such as Madragoa which used to be filled with Portuguese are now hubs for expats (no joke, Santos is pretty much all Americans now; Graca, Amoreiras and Campo de Ourique is French, you get the idea). On top of this, it is so weird to walk the city sometimes because many large residential buildings don’t even have lights on. These are apartments that were bought under the Golden Visa regime so that people could move their money out of their native country and get a visa that would get them a visa for Europe (INE – the body in charge of statistics for Portugal says that there are over 700 million empty homes in Portugal). Let us take a look at what is going on.

This program, which allowed non-European Union nationals to acquire residency permits in return for property investment, has been increasingly popular with Chinese and American investors. Nowadays it seems that the golden visa for Portugal is not as attractive as it was just a few years ago. As of next year, it may become even less attractive to those who have been considering it as a way to get easy residency in Portugal. What is the Portuguese Golden Visa

Portugal has one of the most interesting visa programs available today. The Portuguese golden visa program has been running since 2012. The program allows those who make certain types of investments in Portugal to gain residence permanently in Portugal. It is a very popular program and it has been steadily growing since its inception. The Portuguese Government had stated they are looking to expand the program even further by creating a new subclass of citizenship for investors who made larger contributions into the Portuguese economy, but this will change in 2022. Upcoming Changes to the Portuguese Golden Visa

  1. Transfer in 1.5 million euros to Portugal (currently €1,000,000).
  2. Transfer 500,000 euros for use in research by public or private scientific institutions that are part of the national scientific and technical system (current amount is €350,000).
  3. Transfer 500,000 euros for investment in venture capital or funds to capitalize Portuguese companies (it is currently  €350,000)
  4. Transfer 500,000 euros to create a company in Portugal. It must create 5 permanent, full-time jobs for 3 years (currently €350,000).
  5. Buy real estate costing 500,000 euros or more ONLY in the regions of the Azores, Madeira, or interior of the country (aka – not in Lisbon, Porto, or the Algarve which you can currently do). 

What Do These Golden Visa Changes Mean For People Who Want to Move to Portugal?

Basically, if you can afford these investments, you need to start your application process now.

If you can’t afford these, you may want to look into other types of residence visa, like the D7 Visa
