If I sign a 3 year lease but purchase a home after the first year, can I terminate the lease without penalty? What type of notice do I need to provide to the landlord?

There will still be a penalty, but you will you can terminate a lease in Portugal early. You need to follow the rules for giving them notice. If you don't give proper notice at the correct time, then you will be responsible for the rest of your lease.
If there is more than a year left on the lease, you’ll need to give 120 days notice, if you have less than a year, you can typically give 60 days notice.
However, always consult with your lawyer since rules can change at any time, but last I checked, this was the correct way to end a lease early in Portugal.
