Which apartment is better?

I ve narrowed it down to two apartment . Both seem to fit my needs . I hoping one is in a better area than another . They seem fairly close on the map . Does anyone know if one area is better than the other ? One apartment is on ...Rua da Misericordia 67, Misericordia, Lisboa And the other says ....Rua do Duque, 1 . Any input would be appreciated .
